Dear fellow leaseholder

Here are some updates on what has been going on from your committee since our last
communication a month ago.

1. On 11th June there is a Garden Festival in Connaught Street. Do go along and enjoy. See details at the bottom of this.
2. The full report into the heating system has been initially reviewed and a list of projects that can be done this summer with costings and contractors bids is being prepared. These are urgent in order to try and reduce the amount of gas we use next winter and also to improve the heating of flats on the upper floors. The report also recommends a myriad of improvements to the whole boiler room system over the next few years and also the capital requirements for the next 10+ years.
3. Michael Richards is preparing a 10-year plan of expected capital expenditures (including the boiler room plan) so they can better plan the amounts collected from us. Your committee will review and amend these plans as necessary.
4. Bins continue to be secured or replaced by large shared bins in order to comply with our fire survey advice and ease of service to residents. Please remember that anything too big to go into 1 bin or 1 recycling bag must be taken immediately to the general rubbish area or it is a fire and escape risk. Other Fire Risk Assessment actions are now complete.
5. The asbestos works in the boiler room have now been completed within May as planned.
6. Now summer is nearly upon us please can all residents and owners maintain a watch on any flats suspected of short-letting or of anti-social behaviour so that we can continue to keep it out of Portsea Hall. Report anything suspicious to Lauren, our Building Manager or to any member of your committee.
7. Any problems – talk to Building Manager Lauren or John and the reception team.
8. If you have any questions, comments or suggestions about anything at Portsea Hall don’t hesitate to contact me or other committee members.
9. PLEASE consider if you can join the PHRA committee.
   You just need to be able to give 2 hours at a meeting 3 times a year and an interest in constantly improving our property & services.
   We agree meeting dates to suit the majority & have the ability for dial-in if you are away.
   It really is not too onerous and we’re quite a friendly group.
   ALL are welcome to join us so we can have the most diverse representation possible.
